Managing Partner
Sandra Toscano is a Managing Partner of October Ninth Investments LLC and serves as Broker-in-Charge of the ONI Residential Sales division. A licensed Broker-in-Charge in North Carolina and South Carolina, she brings more than 20 years of real estate experience spanning California to the Carolinas, with expertise across residential, mixed-use, and commercial transactions. In her role, Toscano oversees residential brokerage operations, regulatory compliance, transaction execution, and market positioning, while contributing to firmwide strategy, acquisitions coordination, and investor-facing initiatives.
Prior to her real estate leadership career, Toscano served with the Federal Bureau of Investigation (FBI), where she held program coordination and analytical roles and received the FBI Medal of Excellence for Excellence in Service. She was also selected as a subject matter expert for the U.S. Department of Justice’s OPDAT program, delivering international training throughout Central and South America. A published author and sociological researcher, Toscano is recognized for integrating data-driven analysis with human-centered design, ensuring that ONI’s residential platform delivers disciplined financial performance while contributing lasting aesthetic and community value.
